What roof painting actually involves.

A coating system, not just a colour.

Roof painting done right is a multi-stage system, not one coat of colour. On a sound roof it restores the look and adds a protective film against the damp Hobart climate and salt air. On a roof that’s genuinely failed, a recoat isn’t the answer — we’ll tell you straight if you need repairs or replacement rather than paint.

Our roof process.

  1. Inspect. Walk the roof, check tiles, sheets, ridge capping, flashings, fixings and rust. Confirm whether it’s a candidate for coating.
  2. Clean. High-pressure wash to strip dirt, moss, lichen and chalking — the damp southern climate grows plenty of it on shaded pitches.
  3. Repair. Replace cracked or broken tiles, re-bed and re-point loose ridge capping, treat rust on metal roofs, refix and seal as needed.
  4. Prime / seal. Tiles get a primer/sealer to bind the surface; metal gets the appropriate primer over treated rust spots.
  5. Coat. Two coats of a quality roof membrane in your colour, applied evenly to the manufacturer’s spec and AS/NZS 2311.

Metal vs tile in Hobart.

  • Metal / Colorbond: the most affordable to coat per m² (~$20–$30/m²). The critical step here is rust treatment — on salt-exposed and southern roofs, untreated rust will keep spreading under a fresh coat.
  • Concrete / terracotta tile: ~$25–$35/m² — needs a primer/sealer first because tiles are porous, plus replacement of any broken tiles and re-pointing of ridge capping.
  • Full restoration: where there’s significant repair, re-bedding and re-pointing on top of the coating, the job moves into restoration territory and is priced accordingly.

Roof work is height work. We follow WorkSafe Tasmania fall-protection requirements — harness anchors, edge protection, scaffold or an EWP as the roof and access demand. A safe set-up also lets us reach and coat the whole roof properly. We never trade access safety for a cheaper quote.

Why we don’t cut corners.

A roof “painted” without cleaning, rust treatment or a primer/sealer looks good for a season and then flakes and blisters as the film lifts off dirt or porous tile. We do the unglamorous steps — wash, repair, prime — because that’s what makes the coating bond and last.
